Minor Dwelling

It is possible to build a minor dwelling up to 60 sqm on your site.  These are attractive if you are on a tight budget.  In a limited number of situations, eg. single house zone, this may be your only option.

Second Dwelling (subdivide later)

In most zones in Auckland, there is the potential of building first, then subdividing at a later date.  This may be a good option if you are after the rental income and deferring the costs associated with subdividing until a later date.  Effectively you have two houses on one title.

Subdivide and Sell

Subdivide and Build

The most popular strategy is to subdivide first and then build a second dwelling to either move into, rent out or sell.

Relocate Existing House and Build

This could be a good option if the placement of the existing building impedes subdivision and/or development.  Buildings can be moved to maximise use of the property, thereby giving you increase in returns.

Demolish and Intensify

In some cases, demolishing the existing buildings is the most lucrative option.  Townhouses and apartments provide optimum usage of space and provide maximum profit.
